Lasting Connections Beyond Transactions

When David Guardanapo became a real estate professional, he had $10,000 saved and figured that would buy him about six months to launch his business. Now 28, Guardanapo remembers a moment four months into his career when he was meeting clients at an open house. He arrived early, and as he waited, he heard his clients come in and tell the agent running the open house that they were there to “meet their agent.” That small confirmation that someone had put their faith in him still gives Guardanapo chills. It’s the moment he knew he could succeed.

Those clients became the first Guardanapo helped to close on a home purchase. And his relationship with them is emblematic of his approach to real estate. A while back, a friend in the business told Guardanapo that he would never be the kind of agent who closes 40 or more deals in a year. Guardanapo simply spent too much time with clients to reach that kind of volume, the friend said. Guardanapo agreed. In fact, that’s how he likes it.

“I’m happy with how I’m doing business now, and going forward, my goal is really to do 20 or 30 deals a year,” says Guardanapo, who had 23 transaction sides in 2023. “I pride myself on going to showings with buyers or being there for inspections with sellers. I want to get to know them outside of their real estate needs, and most of my clients end up turning into what I consider friends.”
