This home style has evolved beyond urban oases by adding glam elements that warm up cool metal surfaces and accents.

The industrial aesthetic may remind you of a warehouse or unfinished raw space. The style is often incorporated into spaces that have exposed pipes and ducts, but it’s not just for converted urban lofts anymore. Homebuilder Pulte Homes named “industrial glam”—a softer and warmer take on industrial style—one of the hottest interior design trends of 2018. The company is showcasing this style in its model homes, mixing high-sheen accessories, rich textiles, and softer furnishings with traditional industrial elements. For example, some model homes incorporate crystal elements into industrial designs, velvet drapery, oversized upholstery in lush fabrics, and metallic elements in furnishings.

Common features: Exposed metal is common in industrial spaces, including metal light fixtures and metal accents in furniture. Caged lighting, also known as Edison Bulbs, help give an antique look to the fixtures. Metal walls and doors also are common. The dominant color choices mix wood and metal surfaces with earth tones and neutrals, such as browns, grays, and blacks.

What to watch out for: Make sure the space doesn’t feel too cold. Infuse warmer, lighter versions of browns and grays, and add in plants to give it a less harsh vibe. Mix in textures and patina. Add in some shine to channel more of an industrial glam feel to prevent a warehouse look.

Professional staging tip: Add warmth to the space through texture, using a shag rug, fur pillows, green plants, metal, etc. By staging the space in neutral tones with clean lines in furnishings, you can focus on the architectural details rather than any distractions with color or detail in furnishings. Also, make sure to add ambient light options to make the space feel warm and more intimate. Understand the potential buyers who would be attracted to this style. [In the photo above], this was a downtown loft area where younger professionals flocked. The furnishings have to be relevant to how that buyer sees themselves or wants to live.
