Cultivating Connections

Rachael Shroyer loves life on the farm—and so do her clients. Four years ago, she and several members of her family purchased a rundown 132-acre farm and began fixing it up to be their forever home. After years of DIY renovations—and countless bumps and bruises—Shroyer, 29, and her husband live there with the extended family, raising chickens and tending to the family garden, and a local farmer leases their fields to grow crops.

Shroyer found her dream niche in farm and rural transactions. For her, there’s no such thing as a “typical” day at the office. “Last year I listed a historic farmhouse, and I took my four-seater ATV to show the buyers all the acreage,” she says. “I’ve had to research the values of tractors and brush hogs—and I’ve even written a donkey into an agreement of sale!”

Shroyer also specializes in vacation homes and loves to show buyers her region’s parks, hiking trails, lakes and ski resorts—though coordinating showings can be a challenge. “Sometimes buyers can only be in the area for a day or two. Technology helps me connect with them. I do a lot of FaceTime showings.”

The lifelong Girl Scout is also one of the helping hands at her church who greets new members and plans events. And she cherishes her work as a court-appointed special advocate for youth in foster care. “I enjoy working with all these volunteer groups to help improve my community and serve others.”
