A Small-Town Level Up

Sidney Rokusek, 29, grew up in Superior, Neb., which has a population of 1,803. She admits that real estate is different in small towns. Agents are often appraisers or auctioneers in addition to helping clients buy and sell homes. And when she started out, many agents wouldn’t take her calls. “But I’ve found my niche by offering a level of service that’s different.”

For instance, in her area, it wasn’t typical for agents to get professional photos taken of homes or to get homes professionally cleaned before listing. She does that for her clients now, and meticulously leads them through the entire buying or selling process. “I don’t think anyone had an inspection until I moved to town. I established a relationship with an inspector who drives two hours to get here.” Another challenge is getting appraisers in her area. “It’s a four- to six-week wait for appraisals.”

Rokusek serves as a board member of the town’s country club, where she’s also working to drive improvements. “I love event planning and I am trying to attract new members.” She also enjoys her newly built home with her husband. The kitchen, adorned with a big island, is perfect for hosting her family—she still has her parents, both sets of grandparents, and many aunts, uncles, and cousins nearby.

“I feel lucky to know as many people as I know in and around the surrounding area,” Rokusek says. “We love to entertain since we have the space, so most of the holidays are at our house.”
